Land Patents, Deeds & Wills - Phelps
John Phelps d: 1747 wife Margrate
100 acres - March 24,1725 - land on south side of the James River at the mouth of Bear Garden Creek. (This was left to son Samuel in his will in 1747)
400 acres - August 17, 1733 - land in Goochland Co. (formerly Henrico) on south side of Rivanna (Fluvanna?) River. (This was left to son Samuel in his will 1747)
800 acres - September 17, 1731 - land in Henrico Co., on south side of the James River on Watsons Branch. ( some land on Watson's Branch was left to Samuel in the will, but it is unclear how much. Could be all 800 acres).
260 acres - June 5, 1746 - land in Goochland Co., on branches of Fleamons Creek. (This was left to son William in his will)
400 acres - June 5, 1746 - land in Goochland Co., on branches of Fleamons Creek. (This was also left to William in the will)
400 acres - September 8, 1736 - land in Goochland Co., on Fleamons Creek on the north side of the Willis River - (This is appears was also left to William in the 1747 will)
54 acres - September 30, 1745 - land in Goochland Co., on the branches of Deep Creek on the south side of the James River (This was given to grandson John in the will of 1747)
300 acres - March 15, 1936 - land in Goochland Co., on both sides of Wolf Pit Branch.
Land was also left to his son John Phelps, but it is unclear how much . It states he is giving him the use of the land he now lives on and at his death it is to be bequeathed to his Grandson John.
Now this theory is not plausible:
There has been a lot of speculation about John d:1747 being the father of Thomas d:1751. If so why didn't he even mention him in his will. It appears that his son John either had his own land (which I believe is the land in Lunenberg Co., ) or he was in disfavor. Son John lived and died in Bedford Co., Va which was formerly Lunenberg and Brunswick before that. See below the land patents to John Phelps in Lunenberg & Brunswick Counties.

816 acres - May 30, 1742 - land in Brunswick Co., between the branches of Buffalo and Elk creeks.
140 acres - July 30, 1742 - land in Brunswick Co., on south side of Otter River
226 acres - July 30, 1742 - Land in Brunswick ? Co., on north side of Otter River.
444 acres - July 27., 1745 -land in Lunenburg Co., (formed from Brunswick) on south side of Little Otter River
350 acres - Jan 10, 1748 - land in Lunenburg Co., on the Otter River. (note: 226 acres of this was granted to him in 1742)
325 acres - January 10, 1748 - land in Lunenburg Co., on south branches of Little Otter River, joining his own land.
William Phelps (no research yet. is this son of Thomas d: 1751 or John d: 1747
400 acres -June 5, 1746 - land in Goochland Co., on the east Branch of Bear Garden Creek, Fluvanna River
(Note: prior to the Revolution that portion of the James River down to the present Columbia in Fluvanna Co., was called Fluvanna River)
400 acres - April 1, 1749 - in Albemarle Co., on the branches of Totier Creek.
350 acres - August 15, 1756 - in Albemarle Co., on the Great Creek of Slate River.
275 acres - August 16, 1756 - in Albemarle Co., on the branches of Elk Creek of Fluvanna River, adjoining his own land.
(Were these to William son of Thomas d: 1751 or to William son of John d: 1747?)

400 acres - November 2, 1752 - in Lunenburg Co., on Juniper Creek.
Thomas d: 1751 (1754) wife Elizabeth
384 acres - May 30, 1742 - on the ridge between branches of Buffalo and Elk Creeks. One source claims this is in Brunswick Co., and on source states it is in Goochland Co. Big difference. I can find a Buffalo Creek in old Buckingham Co., and in Brunswick Co., and an Elk Creek in Bedford Co, which could have been part of Lunenburg/Brunswick. I have sent for the land grant so I can clarify. As you can see, it was issued on the same date as the one for 816 acres to John Phelps. That bears some research..
280 acres - August 28, 1746 - Goochland Co., - on Bridle Creek. (Some speculation as to whether this grant was to Thomas Sr. or Jr.since the will refers to the 300 acres below being adjacent to Thomas Jr's own.)
300 acres - August 28, 1746 - Goochland Co., - on Bridle Creek.(I believe this property was left to Thomas Jr., in the will of Thomas d: 1751.)
9 acres - August 20, 1748 - an Island in the Fluvanna (James) River, Albemarle Co., opposite the plantation of Thomas. (This island was given to son John d: 1796 in his will)
300 acres - November 3, 1750 - in Albemarle Co., on Hunts Creek of Slate River. (This could be the plantation that was left to John d: 1796 in his father Thomas's will)
300 acres - August 16, 1756 - in Albemarle Co., on the branches of David's and Bent Creek of the Fluvanna (James) River.
There you have the grants we have been able to uncover for Thomas d: 1751 and John d: 1747 and their sons. The mystery still remains. Were they brothers? I think more than likely. Were they father & son? I don’t believe so.
Deeds To Thomas Phelps
250 acres on March 15, 1736 - land in Goochland Co.,at the mouth of Rockie Creek between the two rocks. This land was sold to him for Twenty pounds by John & Mary PhelpsThis property was part of Mossnago Plantation.. (Could this be the plantation that Thomas d:1751 gave to his son John d: 1796 in his will?)
